It's a great time of year to get you settled in to a new home. The real estate market continues to find more and more new listings that do not last long on the market. If a home is priced competitively and shows to perfection, it will be sold. At times, MLS.ca has so many new listings to input that by the time you find the home on MLS yourself, without the help of a real estate agent, you can miss out on that dream home that you have been searching for.
Right now, the market is currently building up listings for the Spring market. With the lack of snow that Ontario has had this year, we have not slowed down since 2012 began. There is never a bad time to list a house on the market and there is never a bad time to start saving and looking for a new home.
There are a lot of people that do not know all of the options available to them when getting approved for a mortgage. Technically, there is no 0% down mortgage option when buying a home, BUT there is an option of 5% cashback upon closing a property. With this option, if you are able to find someone to loan you the 5% down to purchase a house, wether its a family member, or an investor, then on closing you are able to pay them back right away. The minimum down that you need to purchase a house is 5% down and the amount of a mortgage that you get approved to depends heavily on the income you bring after taxes, or the dual amount that you and your significant other whose name will be on the purchase, of income that you make as a couple. Before going out and looking at houses, make sure to get a pre-approval done. You do not want to go out and look at some fabulous houses and find out that they are way beyond your price range. Getting a pre-approval for a mortgage is not a long process. I have numerous of mortgage brokers and private lenders that I can refer to you. Many clients like to stick with their own bank and that is why I have chosen to branch out to all the various banks so that I can be able to better serve every single one of my clients.
Currently in Angus/Borden, home owners are preparing their houses for sale. The military relocations company, Brookfield Relocations, requires IRP/DND (irp/dnd) approved suppliers list houses that are being posted from the military. I am an approved supplier and have had the wonderful opportunity of being able to help out many military postings. When I first got in to Real Estate, being a military child (brat), with both parents working for the military, I knew that there would be various places where military personel would be posted to.
